Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Fort Worth Owner’s Guide
Famco crown repair in Fort Worth typically runs $275 – $475 installed, and we stock Famco-compatible crowns, crown coat, and sealants on the truck so most repairs are done in one visit. A failing crown is rarely the first thing a homeowner notices. The usual path is: water staining on the ceiling near the chimney, or a sweep pointing out spalling brick and cracked mortar at the top of the stack during an inspection. The crown is the concrete slab that caps the chimney, and when it goes, water gets behind the brick and starts doing real damage.
We’re an independent chimney service company in Fort Worth. We install and repair Famco crowns because they hold up, not because we’re tied to the brand. That detail matters when it comes time to decide between OEM and aftermarket.
Which Famco Models This Applies To
Famco has made crowns and cap systems for decades, and the naming conventions have shifted over the years. The models we see most in Fort Worth are the Famco Multi-Flue Crown, the Single-Flue Crown, and the older Crown Kit series that pairs a precast crown shell with a bond plate. The compatibility gotcha: Famco single-flue crowns are sized by outside flue tile dimension, not by the opening inside the flue. We’ve had homeowners measure the inside and order the wrong part. Measure the outside of the clay tile the crown sits on.
OEM Famco crowns are the safe call when the existing cap or crown base is still structurally sound and only the crown surface has failed. If the bond plate or cap base is rusted out, aftermarket equivalents from Olympia Chimney or Gelco typically match the footprint for $30 – $60 less and hold up the same under Texas sun. Famco has not changed its core crown dimensions on their current catalog in years, so an aftermarket match for a current-model Famco crown is straightforward. The older kits, from before roughly 2005, are worth replacing whole rather than chasing match parts.

Signs Your Famco Crown Repair Is Failing
- Hairline cracks across the crown surface. This is the first stage. Water gets in the crack, North Texas freezes at night in January, and the ice widens it. What started as a cosmetic crack becomes a water channel.
- White efflorescence on the brick just below the crown. That white powder is salt being pushed out of the masonry by water. It tells you water has already passed through the crown and sat behind the brick.
- Loose or flaking pieces of crown on the roof or in the gutter. Famco crowns are concrete; once they start spalling, pieces break off. A crown that is losing material is on the clock.
- Rusted cap base or bond plate. When the galvanized plate under the crown rusts out, the whole assembly loosens. This is the most common cause of a crown that looks fine from the ground but moves under light hand pressure.
- Water in the firebox after rain. If the flue liner is intact and the flashing is sealed, water in the firebox after a storm usually points at the crown. The crown is supposed to shed water off the chimney top, not let it run down the liner.

AfterReplacement Cost & What’s Included
In Fort Worth, a standard single-flue Famco crown replacement runs $275 – $350 installed. A multi-flue crown for a larger masonry stack runs $375 – $475. If the bond plate or cap base needs replacing at the same time, add $60 – $90 for the part. Prices include the crown, bonding adhesive, crown coat sealant, and labor. The range tightens quickly once we know flue size and crown condition, which is why we give a written price before any work starts.
Every Famco crown installation we do carries the 365-Day Done Right Promise in writing. If the crown fails within a full year, we come back at no charge. No argument, no service fee, no fine print. That guarantee is the same reason we specify crown coat on every install; a bare concrete crown in Texas heat dries out and cracks faster than one that is sealed.
DIY or Call Us?
You can safely inspect a Crown from the ground with binoculars. Look for cracks, gaps, and rust at the plate. You should not get on a Fort Worth roof to fix one. Crown work happens at the top of the stack, which means ladder work on a pitched roof and mortar patching at height, and a bad patch job leaves the same water problem it started with. If the crown has failed, the fix is replacement or encapsulation, not caulk. Hank Delano has seen enough DIY crown patches in Fairmount and Wedgwood to know they last about one full season.
If it is not clean and it is not safe, we are not done. If you want a written price, call (682) 255-2144.
FAQs
A properly installed Famco crown with crown coat typically lasts 15 – 20 years in Fort Worth, but our North Texas freeze-thaw cycle takes a real toll; crowns that would make 25 years in a mild climate usually need attention by year 15 here. A bare crown with no sealant can crack in under a decade. Call (682) 255-2144 if you want us to take a look before water does more damage.
Yes, if the crown is structurally intact and cracks are hairline-width; we can fill and reseal with Famco crown coat for $150 – $250. If the crown is spalling, loose, or the bond plate is rusted, repair is a band-aid and replacement is the honest fix.
A standard single-flue Famco crown replacement takes about two to three hours on site, including removal of the old crown, fitting the new one, bonding, and applying crown coat. Multi-flue crowns and heavily damaged stacks may take a half day.
We stock Famco-compatible single-flue and multi-flue crowns plus bond plates, crown coat, and sealant on our trucks, so most Famco crown jobs in Fort Worth are done in a single visit. If your setup needs a non-standard size, we order it and schedule the install once it arrives.
