Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The Fort Worth Owner’s Guide
Famco damper repair in Fort Worth typically runs $240 – $560 installed, depending on model, access, and whether the frame needs replacement or just the blade and linkage. We stock Famco-compatible dampers and hardware on the truck, so most calls get resolved in one visit. You’ve probably noticed an attic smell, a damper that won’t fully close against a Texas wind, or a clanking sound from the flue during storms, and traced it to your Famco unit.
A top-sealing damper like a Famco lives at the top of the chimney, not in the firebox, so it takes all the weather Fort Worth can throw at it: July heat, spring hail, and those February cold snaps that crack steel and loosen seals. We see the same failure pattern year after year, and we can walk you through it before you spend a dollar.
Which Famco Models This Applies To
Famco makes several damper lines, but the high-volume ones in Fort Worth are the standard top-sealing models with a cable-actuated blade: typically 6-inch through 13-inch round sizes. Some rectangular and oval models exist, mostly on older custom flues. The part number is usually stamped on the underside of the lid, near the hinge, but after a few North Texas seasons, that stamp can be worn or corroded. If you can’t read it, we measure the inside flue diameter on the spot.
Famco dampers are built to a specific flue interior dimension, and the single biggest compatibility gotcha we see is an owner ordering a “13-inch” damper based on the outside cap measurement, only to find their actual flue interior measures 11.5 inches. Then the blade binds, or the cable run angles wrong and the mechanism fails early. The OEM part number matters more than the brand name here. We install genuine Famco hardware, and we also carry equivalent aftermarket lids and cable kits from Olympia Chimney and Copperfield that match common Famco dimensions at a lower price when the frame is still sound. If the frame is good, an aftermarket blade is often the better call. If the frame is rusted through, OEM or nothing. We’ll tell you which is which, with the measurement in hand.

Signs Your Famco Damper Repair Is Failing
Here is what we actually see in Fort Worth, symptom by symptom.
- The handle or cable pulls hard, then snaps back. The cable has seized in its housing, usually from moisture infiltration at the top of the flue. The fix is a cable replacement, not lubricant. Lubricant buys a few weeks at best, and the symptoms come right back with the next cold front.
- The damper won’t stay closed. The blade has warped or the spring latch has lost tension. In a north-facing flue, Texas winds push against a warped blade all winter, and you feel the draft in the living room.
- You hear metal scraping or a clank when the wind blows. A loose linkage rod or a worn hinge pin. This is the one you do not want to ignore, because a fully detached blade in a windstorm becomes a missile inside the flue, damaging the liner on the way down.
- Water staining on the ceiling below the chimney chase. A failed top seal lets rain straight down the flue. Famco seals do not last forever, especially after a hail season like we had last spring. Rust at the hinge is the giveaway.
- A sour or stale smell from the fireplace, worse in summer. The damper is not sealing, so humid air from inside the flue is pushing down into the house. If it smells like a wet attic, that is your flue, not your imagination.

AfterReplacement Cost & What’s Included
In Fort Worth, expect $240 – $410 for a cable, linkage, and hardware replacement on an existing Famco frame with a good blade. A full damper replacement, new blade and frame included, runs $460 – $560 installed. The range moves on two things: the flue diameter, and whether we need a second person on the roof for a steep pitch. Older two-story homes in the Fairmount Historic District tend to run toward the upper end because the roofline work is slower, not because the part costs more.
Every Famco repair gets a written price before any work starts, parts and labor separated on the invoice. The repair is covered by our 365-Day Done Right Promise. If a covered damper repair fails within one year, we return and make it right at no charge. That is the whole point of the guarantee.
DIY or Call Us?
Here is the honest split. A homeowner can safely check the cable handle for resistance, inspect the lid from the ground with binoculars, and verify that the handle mount inside the fireplace is still tight. Those are good diagnostic steps, and a careful owner can do them in ten minutes.
What we do not recommend is taking the old cable assembly apart or climbing onto a two-story Fort Worth roof with a new Famco lid under one arm. The spring tension in a top-mount damper and the angle of the roof are the two reasons we train for this. One slip on a steep composition roof, or one wrong cable pull, and you are looking at a liner repair on top of the damper job. If you want to know exactly what we see, call (682) 255-2144 and we’ll put eyes on it. A free estimate is the cheapest diagnostic you’ll get from us, and the number you get before the repair is the only number you’ll ever see on the invoice.
FAQs
Realistically, 10 to 15 years in North Texas weather. Hail, extreme heat, and freeze cycles shorten the seal life more than anything else. Some last longer, some fail in eight. The cable is usually the first casualty, not the blade.
It depends on the frame. If the frame is square and the seal is intact, we replace the cable and linkage, and you are done. If the frame is rusted through or the blade is warped, a full swap is cheaper in the long run than repeated patch jobs. Call (682) 255-2144 for an exact quote, and we’ll tell you what the camera shows.
Most swaps run 45 to 90 minutes on site, depending on roof access and flue condition. We carry the common sizes and hardware on the truck, so there’s rarely a second trip for parts.
We stock Famco-compatible cables, blades, and hardware for the most common Fort Worth flue sizes: 6-inch through 13-inch round. If your flue takes an unusual oval or rectangular unit, we order it and schedule a return visit, usually within a week.
